Introduction

The Saddlery is a fusion of contemporary living, reclaimed finishes and an alfresco relaxation all come together to make this luxury coastal cottage the perfect escape from everyday life, as you go off the radar and into your own little paradisiacal world. You are also spoilt for choice with two good restaurants, Titchwell Manor and Briarfields, with a five-minute walk of your front door.

Inside

Spacious and in a great location, The Saddlery is a delightful property from which to explore the area. Offering four beautiful bedrooms, two enclosed gardens and ample space in the open plan living areas, this is the ideal hideaway for families and friends to gather and enjoy some downtime, and the dog can come too!

Outside

Accessed via the French doors on either side of the lounge, the rear and front gardens are both fully enclosed and are fantastic spaces for children and dogs. You’ll be able to open the doors, relax and let them play without the worry about where they are going next.

The front garden has plenty of seating and it is here that you’ll find the BBQ. Being enclosed, this is a warm and sunny spot, well protected from the wind and the elements.

Off-road parking for up to four cars at the front of the house with access to a Simpson & Partners EV Charger.

Kitchen, Dining and Sitting Room

This area represents the core at the heart of the house, and it is here that the Saddlery comes into its own. Having this large, unified space enables groups to gather for meals, games, and general socialising, this is a real strength and the owners have enjoyed many an evening with friends around its large wooden dining table.

After dinner, guests can move onto the comfy lounge seating. When it gets chilly, it is here that you can light up the wood burner and sink into the large sofas. There is also a large flat-screen TV with Sky Q and a DVD player.

The kitchen includes a four door Aga with hob, dishwasher, large fridge/freezer, Belfast sink and cupboards full of crockery and utensils.

Utility Room

The utility room is a handy space that includes a washing machine and tumble dryer. Particularly useful if you’ve been on the beach all day!

Bedrooms and Bathrooms

Bedroom one is on the ground floor and offers a Super King bed, lots of storage and has an en suite with a walk-in shower and WC.

Bedroom two has the same make-up, but in addition it also offers a Jacuzzi style bath.

Bedrooms three and four are both on the first floor; one twin and one Super King (Zip & Link). Both bedrooms have several Velux windows, creating a nice light feel during the day, which can then be blacked out in the evenings. The upstairs bedrooms are both serviced by the family bathroom on the first-floor landing. Here you’ll find a shower over the bath and a WC.

Quick guide to your location

Located five miles east of Hunstanton and just two miles from Brancaster on the A149 this lovely little village stretches along the coast road with its pretty flint and chalk houses.

Titchwell is home to the 420 acre RSPB nature and bird reserve, an area of salt and freshwater marsh that stretches out to the sea and towards Brancaster. Home to thousands of birds it has a visitor centre, shop and café. Enjoy the guided walks or family events all year round with its nature trails and hides. The best thing is there is no cost to enter the reserve on foot. Open all year, it is a must to appreciate how special North Norfolk is and how wildlife is such an intrinsic part of this coastline.

Had a great weekend, Thank you! Don't want to go home, beautiful house, wonderful location, lots of walks on the beach and seal watching. Burnham Market is lovely and the food is excellent at Briafields and Titchwell Manor. Fab weekend had by all, Just great!

'When you book a house with a company that you haven’t encountered before, in a part of the country that you don’t know, going by the location, photos and description of the house and features of a house listed on the website, there is always a risk that it will disappoint. In this case however, the house was even more beautiful than the photos. It was spotlessly clean, thoughtfully furnished, well equipped and very comfortable. We all really enjoyed cooking, relaxing, eating and sleeping in this gorgeous house, which felt like home almost instantly! The location was ideal for fantastic beach walks and swimming, golf and tennis and even the weather was incredibly kind to us! It was a real joy to be able to spend relaxed time with my friends, having not been able to do so properly since before the start of the pandemic. I booked this to celebrate all of our missed birthdays and a quite big birthday of my own and I could not be happier that I did! Thank you. I hope to return, if not to The Saddlery, then to another of your beautiful houses in Norfolk.'
